What can cause this level of distress?
- Soil shrinkage overtime.
- Excessive moisture build up around base of stump thereby causing the stump to sink.
- Stumps installed at too shallow depth.
- Incorrect founding depth of stumps.
A jack & pack involves setting up a series of bottle jacks adjacent to stumps and lifting the bearer off the stump and once the desired level is achieved with the floor above, then insert a high density plastic packers in the gap created. Note jack & packs should only be undertaken on concrete stumps AND NOT TIMBER STUMPS. Moreover, timber, masonite and cement sheet packers should not be used.
If you have a stumped subfloor, it is suggested you undertake a jack & pack relevel tweak from time to time to maintain a constant level and stability of your house. This varies depending on the reason for the stumps to sink.
